LPS: Could you please introduce yourself as a real estate broker in Florida?

We are Chuck & Nina Levine, and we reside in South Florida. Although Nina and I both have a diverse background as senior executives with major international corporations, we have collectively been in the real estate business for over 20 years. I have been elected to serve on the board of directors for the South Palm Beach County Regional Board of Realtors as well as the state level of Florida association of realtors. In addition to our real estate portfolio of clients looking to buy, sell or invest in real estate, Nina heads up the Property Management Division of Levine International Home Services. She provides supporting services such as property management, residential leasing, and property maintenance for our investor clients. Along with subject matter professionals, she provides mortgage and insurance consulting, real estate law, taxation, immigration, tourism, and education consulting for the children of foreign national’s studying and attending school in the United States.

 

LPS: Could you please give us an introduction of the Florida real estate market?

Florida’s housing market continued to report rising median prices, more cash sales and tight inventory in 3Q 2021, according to the latest housing data from Florida Realtors®. The median price for single-family home sales in the third quarter was up 18.4% year-over-year.

Florida accounts for more than 22% of all foreign real estate investments in the U.S., the strongest market in the country, according to a National Association of Realtors® report. With a continuous stream of foreign investors from all over the world, Florida is today, and will remain, a premier investment destination!

More than half of 22% is focused on South Florida, with Miami accounting for 52% of foreign buyers.

More than 65% of foreign buyers buy with cash, making them difficult to bid against.

Florida’s always been a very desirable place for international investors. “The investment opportunity is hard to beat’. One of the important reasons besides sunshine heavenly weather all year round, Florida doesn’t have state or local capital gain taxes!

 

LPS: What are the most notable projects in the South Florida market now?

LPS: What are the stages involved for Chinese investors to buy property in Florida?

Buying property in Florida is a very simple process. First, my wife Nina (Zhang Qi) is fluent in Chinese so communicating is easy! We help the buyer identify property(s) of interest and we visit the property on their behalf and do a video conference call so the client can view the property real time. We construct an offer, present the offer, along with their proof of funds or a pre-approval from a lender if financing is an option on the property. I negotiate the agreed upon terms on their behalf and represent them throughout the entire process. Our team includes Chinese speaking CPA’s, mortgage brokers and lawyers should the buyer want their council.  We will represent them at the closing, so they do not need to be present in Florida for the closing, moreover, if you want your property to be rented after closing, Nina Levine as a certified Property Manager can manage it for you.
